Strategy #1 – Wholesaling, with No Money or Credit
You don’t have to own a property to profit from it; wholesale dealers buy and sell properties through “double closings.” The dealer finds a property, signs a purchase contract with the owner of record and then markets the property as an “owner per contract.” This is defined as A to B transaction.
Once the dealer finds a buyer, he signs a contract with them for a higher price than the first contract with the owner of record; B to C transaction. The closing is simultaneous on the same day and the dealer walks away ,with the profit spread from the first to the second contract.
In most cases the end buyer will have to be a cash buyer, because most lenders have issues with title seasoning, unless you deal with a local bank or credit union. I would like to clarify that contrary to a common misconception, double closings are legal if done properly.
Strategy #2 – Co-Wholesaling, with No Money or Credit
Scout for properties! Scout dealers contact wholesalers and investors, compiling a list of requirements and property types for each investor. With this criteria at hand, the scout will search for properties and ‘bring them’ to the wholesalers and investors, for a fee. This fee can be as much as 50% of the profit and it is defined by a co-wholesaling agreement.
Strategy #3 – Subject To, with No Money or Credit
Take over the seller’s mortgage payments, even if mortgages are ‘not assumable.’ The ‘due on sale’ is only a clause and not a law. If you take control of a property via a quitclaim deed and take over the loan payments – as long as you make timely payments, the lender will not mind nor will they enforce the policy clause. In the meantime (since the investor has full control of the property) they can market and sell it, retaining with any proceeds from the sale.
Strategy #4 – Transactional Funding, with No Money or Credit
Becoming a wholesaler is an easy way to make money in real estate; one reason is that you can utilize transactional funding for your wholesale real estate deals (flips). In the old days we would tell you to buy low, and sell high. But in today’s market it’s buy low, and sell low. The minimum profit you should make on any wholesale deal is $5,000.
Another reason wholesaling is a great real estate strategy is because – when you do it right, you won’t have any ‘out of pocket’ costs. This means you will walk away from the closing table with a check! Sounds pretty good, doesn’t it?
